Capital Impact Partners and Amazon Housing Accelerator Fellowship Returns With 14 D.C.-Area Real Estate Developers to Advance Affordable Housing

The program, sponsored by a grant from Amazon, supports real estate developers who are focused on bringing more affordable housing to the Washington metropolitan region.

Capital Impact Partners' 2026 Amazon Housing Accelerator Fellowship participants gather together.

July 27, 2026 (Arlington, VA) — Fourteen real estate developers from the Washington, D.C. area have been selected for the third cohort of the Housing Accelerator Fellowship (HAF), a free two-year program created by Amazon and Capital Impact Partners.

The Housing Accelerator Fellowship is designed to provide these developers with the training and resources they need to grow their businesses and bring more affordable housing to the region.

Participating developers receive:

  • Real estate training with a focus on affordable housing production throughout the D.C.-Maryland-Virginia region
  • Tailored advising and mentorship from other experienced real estate developers and industry professionals
  • Pathways to potential capital that can often prove difficult to raise – used for project expenses such as architectural and engineering costs; permitting, survey, and site-planning fees; market and feasibility studies; and contributions towards equity
  • Access to a rich network of real estate developers in the region

The HAF program is led by Capital Impact Partners, a mission-driven Community Development Financial Institution (CDFI) headquartered in Arlington, Virginia. Through this program, Capital Impact Partners has delivered 341 hours of capacity-building and 1:1 technical assistance, resulting in a pipeline of 1,574 affordable housing units representing more than $800 million in total development costs.

For its third iteration, Amazon is funding the 18-month program — extending nearly six years of continuous support for the fellowship.

Amazon has committed more than $3.6 billion through its housing fund to preserve and create more than 35,000 affordable homes in three communities with high concentrations of employees: the D.C.-Maryland-Virginia region, the Puget Sound region of Washington state, and Nashville, Tennessee. The fund is focused on creating housing developments and preserving existing housing through loans and grants to both non-traditional and traditional housing partners, public agencies, and organizations supporting communities.

“This third cohort of developers understands that building affordable housing isn’t just about the physical structures; it is about prioritizing stakeholder benefits and community impact above all else,” said Ellis Carr, president and CEO of Capital Impact Partners and CDC Small Business Finance, both of which are part of the Momentus Capital branded family of organizations. “By combining their vision with the resources of the Housing Accelerator Fellowship, we are creating sustainable avenues for neighborhood stability and long-term success.”

“The ongoing success of the Housing Accelerator Fellowship proves the immense value of supporting local, diverse developers,” said KellyAnn Kirkpatrick, the housing grants and partnerships lead at Amazon. “As we welcome this third class, we remain deeply committed to empowering these visionary leaders to preserve and expand affordable housing options throughout the Washington, D.C. area.”
